I’m Mya Sharp, a mortgage advisor and real estate investor with over 15 years of experience in the industry, including more than a decade as a senior mortgage underwriter. I’ve seen loans from every angle, from initial application to final approval, and I understand what it takes to structure a deal that actually closes.

As an investor myself, I know financing is more than just getting approved. The terms of your loan directly impact your cash flow, your return, and your ability to grow your portfolio. The wrong structure or unnecessary costs can slow your progress. My focus is to align your financing with your strategy so each deal supports your long-term goals.

My underwriting background allows me to approach loans differently than most. I understand how guidelines are applied, how risk is evaluated, and what underwriters are looking for before a file is ever submitted. This helps reduce surprises, avoid delays, and create a smoother path to closing.

I work with one of the largest retail mortgage companies in the country, giving me access to strong capital and a wide range of loan products. At the same time, I take a personal, relationship-driven approach that feels more like working with a trusted local bank.

Local banks are known for their strong relationships and can be a great fit for a single transaction. However, as your portfolio grows, their capital limitations can restrict how many deals they are able to support and how much flexibility they can offer. With access to national-level capital, I’m able to provide more options, greater flexibility in structuring, and the ability to continue supporting your deals as you scale.

Many of our loan products are underwritten and processed in-house, which allows for faster turnaround times and better control over your timeline. That means clearer communication, fewer delays, and more confidence in your closing.

I also understand the role credit plays in financing. Strong credit opens the door to more favorable terms, and when improvement is needed, I work alongside trusted credit professionals to help you take the right steps and position yourself more effectively.

I take a strategy-first approach to every client. This is not about one transaction. It is about helping you build a financing plan that supports your growth over time.

INVESTMENT PROPERTY LOAN OPTIONS


Real estate investing is not one-size-fits-all. The right financing depends on your strategy, income structure, and long-term goals. We offer a full range of loan options designed to support everything from first-time investors to seasoned portfolio builders.

Having a loan officer who understands how these products work together makes a difference. The right structure allows you to build, scale, and execute strategies like BRRRR (Buy, Rehab, Rent, Refinance, Repeat).


CONVENTIONAL INVESTMENT LOANS


• Typically require 20% or more down for investment properties
• Full income documentation (W2s, pay stubs, tax returns)
• Follows Fannie Mae and Freddie Mac guidelines
• Competitive rates for long-term financing
• Allows multiple financed properties within guideline limits

• Best for investors who want traditional financing and long-term rental stability


DSCR LOANS (DEBT SERVICE COVERAGE RATIO)


• As low as 15% down available
• No personal income required
• Qualifies based on the property’s rental income
• Works for long-term and short-term rental strategies
• Streamlined approval process
• Flexible refinance options, including potential no seasoning required for cash-out when structured correctly
• Best for investors who want to scale without relying on personal income


BANK STATEMENT LOANS


• Uses 12 to 24 months of bank statements instead of tax returns
• Down payments typically start around 10% to 20%+
• Income based on actual cash flow, not taxable income
• Flexible option for self-employed borrowers

• Best for business owners and 1099 earners with strong deposits but high write-offs


FIX AND FLIP / BRIDGE LOANS


• Short-term financing (typically 6 to 18 months)
• Interest-only payment options available
• Based on after-repair value (ARV)
• Can fund both purchase and renovation costs
• Can often finance properties in rural areas, which are difficult for many lenders

• Best for investors renovating or flipping


PORTFOLIO AND NON-QM LOANS


• Flexible qualification options outside traditional guidelines
• Allows alternative income documentation
• Can accommodate complex borrower profiles
• Works for unique property types or layered scenarios

• Best for investors who do not fit conventional or standard loan boxes


REFINANCE OPTIONS (AVAILABLE ACROSS MULTIPLE PROGRAMS)
